Unfortunately the COVID pandemic has hit Hawaii pretty hard. Much of the state relies on tourism as the main source of revenue. Maui mainly relies on tourists to keep our economy alive as the sugar cane industry left a long time before the pandemic. In my own experience of travel during these trying times it was fairly easy. I was able to make an appointment at an approved testing site and got the results back later that evening and my wife and mother the next day. Since my mom's test was inconclusive, we did have to drive back to SFO to COLOR for another test. Luckily they didn't charge us again. This took place at the beginning of March 2021.
The state of Hawaii is very clear as to what the protocols are regarding entry into the state. If you can't provide a negative test that was taken within 72 hours of your flight, you WILL quarantine. As for real estate and COVID; masks, appointments and safe distancing are all required. If a tenant is uncomfortable with showings because of COVID, tenants wishes are honored. Many real estate companies have a COVID document that buyers, sellers, and providers must sign. I'm sure that situations will become easier as the country gets vaccinated but know that the process of buying and selling Maui may take a bit longer.
